Six years of staying when others leave

Where we started

Falak Almurjan began in Al Quoz as a maintenance team answering the calls other contractors stopped taking: the AC that failed a month after someone else’s handover, the bathroom that leaked into the neighbour’s ceiling, the snag list nobody returned for. Fixing other companies’ aftermath taught us exactly how renovations fail, and we built our renovation business as the answer to every failure pattern we had repaired.

Why we keep every trade in house

Subcontracting is how accountability evaporates: the tiler blames the plumber, the joinery factory blames the measurements, and the owner referees. From the start we hired our own MEP trades, built our own joinery workshop and trained crews to our standard. When one company owns every trade, the schedule holds, defects have one owner and quality is a culture rather than a clause.

The lifetime maintenance promise

Our founding observation became our business model: the relationship should begin at handover, not end there. Every property we renovate gets the same licensed team on call for AC, plumbing, electrical, painting, handyman and pool work for as long as the client owns it. It disciplines how we build, because we will personally service every shortcut forever, so we do not take them.

The team behind the projects

Falak Almurjan is engineers, project managers, licensed MEP trades, joiners, tilers, painters and pool technicians, employed, trained and retained rather than hired by the project. Retention is a deliberate strategy: the crews on your villa this year are the crews from last year’s villas, carrying forward everything Dubai properties have taught them. Our project managers each run a small number of concurrent projects by design, so yours gets attention rather than rotation. And behind every site stands the Al Quoz operation: the joinery workshop, the maintenance fleet, the store of common parts that lets a technician fix rather than reschedule. Companies are their people everywhere, but in contracting the connection is naked: the hands on your property are the company, and we hire and keep ours accordingly.

What working with us feels like

Strip away the licences and the workshop and what remains is the daily experience of being our client, which we can describe concretely. Your first contact gets a same day human reply. Your site visit happens when we said, with someone senior enough to answer questions on the spot. Your quotation arrives itemised, and nobody phones to pressure you about it. During works, your WhatsApp group answers within hours, your Friday photo report arrives without chasing, and bad news, when it exists, reaches you early with options attached. Your handover includes documentation you will actually use. And after handover, the number still answers, which sounds like a low bar until you have experienced the alternative this market too often provides. We built the company around a simple test: would we accept this experience as clients ourselves? Every process above exists because somewhere in six years, the answer was once no, and we fixed it. That is the whole management philosophy, applied one irritation at a time until what remains is calm.

Guarantees, in writing and in practice

Promises in contracting are cheap, so ours come with mechanisms. Workmanship warranties are written into every renovation contract, and behind them stands the practical guarantee: the company that did the work still exists, still local, still answering, with lifetime maintenance making the relationship permanent rather than transactional. Pricing is guaranteed by structure, the line by line quotation and formal change process mean the signed number is the invoiced number. Timelines are guaranteed by consequence, written programmes with our name against them and a record we protect jealously. Materials carry their manufacturer warranties, registered in your name at handover rather than lost in a contractor’s drawer. And every project is covered by full liability insurance, certificate available on request. None of this eliminates the unforeseen, renovation is physical work on imperfect buildings, but it determines what happens when the unforeseen arrives: it becomes our problem to solve at our cost, visibly and quickly, which is the only guarantee that has ever meant anything in this industry.

A word from the founders

Falak Almurjan was never designed to be the biggest contractor in Dubai, only the one whose clients stop looking. That ambition sounds modest until you try to build it: it means turning down work when capacity is full rather than diluting crews, spending on training and retention in an industry that treats labour as disposable, and answering the maintenance call in year three with the same energy as the sales call in week one. We hold ourselves to the standard of the neighbour test: every project should end with the neighbours asking who did the work, and every client should be comfortable giving our number without a disclaimer. Dubai has been generous to us, a city that rewards work done properly and remembers work done badly, and our plan is simply more of the same, done better each year.
