These terms govern your use of the Falak Almurjan website and set out the general basis on which we provide renovation, fit out, pool and maintenance services in Dubai. Individual projects are governed by their signed contract and quotation; where a signed contract exists, its terms take precedence over the general statements on this page.
Quotations are prepared after a site visit and itemised line by line. A quotation is valid for 30 days from issue unless stated otherwise. Prices in quotations are fixed for the defined scope; changes to scope are handled through a written change process, priced and approved by you before execution. Indicative ranges given by phone, WhatsApp or through the website cost estimator are good faith estimates only and do not constitute an offer.
Free site visits carry no obligation. For works, you agree to provide reasonable access to the property at the agreed times, and to inform us of any known hazards, existing defects or community requirements affecting the work. Where access depends on building management or third parties, delays caused by refused or delayed access may adjust the programme.
Project payments are staged against milestones defined in the contract. Invoices are payable on the terms stated on them. For maintenance call outs and small works, payment is due on completion. We may pause works where an invoiced milestone remains unpaid beyond its terms, after notice to you.
Written programmes are provided for projects and we commit to them seriously. Programmes may adjust for causes outside our control, including authority approval delays not caused by us, force majeure, client requested changes, or delayed decisions and payments. Any adjustment is communicated promptly with a revised programme.
Workmanship warranties are stated in each project contract. Manufacturer warranties on materials, appliances and equipment are registered in your name and passed to you at handover. Warranty cover requires that warrantied systems are not modified or repaired by third parties during the warranty period. Our lifetime maintenance commitment means the same team remains available for paid maintenance of your property for as long as you own it; it is a service commitment, not free labour, and standard maintenance rates apply.
Where the contract includes permits, we prepare and submit applications to Dubai Municipality, community developers and other authorities on your behalf. You warrant that you are entitled to authorise works at the property, whether as owner or with the owner’s consent. Authority fees are itemised in quotations and charged at cost.
We carry full liability insurance on our works. We are responsible for damage caused by our negligence during works, and will repair it or compensate you for it. We are not responsible for pre existing defects, for damage arising from conditions we could not reasonably discover, or for consequential losses beyond what UAE law provides. Nothing in these terms limits liability that cannot lawfully be limited.

These terms and any dispute arising from our services are governed by the laws of the United Arab Emirates and the Emirate of Dubai, and subject to the jurisdiction of the Dubai courts.
