Know what kind of project you actually have

Renovation in Dubai spans four very different animals: cosmetic refreshes that need no permits, layout changes that need engineering and municipality approval, full property renovations that replace MEP systems, and commercial fit outs governed by landlords and civil defence. Budgets, timelines and paperwork differ wildly between them. Our free site visit exists to tell you honestly which one you have, because owners who start with the wrong category pay for it in change orders.

Sequence is where money is saved or burned

Every renovation has one correct order: demolition, structural work, first fix MEP, plastering and screeds, tiling, second fix, joinery, paint, snagging. Trades arriving out of sequence redo each other's work at your expense. Because all our trades are in house under one project manager, the sequence holds, and with it the budget and the written timeline.

The permit landscape in one paragraph

Structural changes need Dubai Municipality approval on engineered drawings. Master communities layer developer NOCs on top: Emaar, Nakheel and Trakhees each with their own process. Towers add building management permits, insurance requirements and working hour rules. None of this should be your problem: we are registered with all of these authorities and run the whole stack as part of every contract.

Spec for the climate or pay twice

Fifty degree summers, UV, humidity and dust punish material shortcuts that would go unnoticed in Europe. Exterior paint must be elastomeric, timber engineered, sealants marine grade, AC sized for August. We specify for Dubai by default, which is why our renovations still look right when the property goes back on the market years later.

Budget bands to anchor your thinking

Bathrooms run AED 18,000 to 70,000, kitchens AED 25,000 to 180,000, full apartments AED 50,000 to 250,000, villas AED 250,000 to 1.5M and beyond, offices AED 200 to 800 per square foot. Inside every band, the line by line quotation shows exactly which choices drive your number, so you steer spec against budget with real information.

Choose the contractor for year two, not day one

Any contractor looks good at the sales meeting. Judge instead what happens after handover: who answers when the AC trips in month eight? Our answer is structural: the same licensed team stays on as your maintenance contractor for as long as you own the property. That commitment changes how we build, because we service everything we install.

Investor renovations, a different calculus

Renovating to sell or rent is portfolio management, not decoration, and the numbers discipline every choice. We help investors run them: which upgrades return their cost in this specific community, what the achievable rent or sale uplift is against comparable listings, and where the spec sweet spot sits between cheap enough to profit and good enough to let quickly. Renovation timing in the Dubai calendar

When you renovate affects cost and speed. Summer months bring faster approvals and keener contractor availability, and interior work is unaffected by heat, making June to September genuinely smart timing for full renovations. Tenancy transitions are natural windows for investors. What to avoid is starting major external or villa work in the weeks before you critically need completion: buffer weeks exist in our written timelines for a reason, and clients who plan realistic windows consistently have calmer projects than those renovating against a wedding date.

Living arrangements during a renovation, planned honestly

The question every family asks second is where they will live while we work. The honest answer depends on scope. Cosmetic works, painting, flooring, a single bathroom, coexist with occupation easily under our room by room phasing and daily cleanup. Kitchen renovations are livable with a temporary cooking arrangement we help set up. Full apartment and villa renovations involving demolition and MEP replacement are technically possible to live through and almost never worth it: the works run slower, cost more and strain everyone. For those projects we advise a short term rental for the heaviest phase, and we compress the programme so that phase is as brief as possible. You get this assessment plainly at the site visit, with dates, because planning your life around the work is part of planning the work.

Design decisions, made once and made early

Renovation budgets are spent twice by owners who decide during construction: once on the work, again on changing it. Our process front loads every decision that matters: layouts frozen at design signoff, tile, sanitaryware and finish selections made from physical samples before demolition begins, electrical and lighting points walked and marked on walls with you before first fix, and joinery drawings approved before the workshop cuts board. It can feel slower for the first fortnight, and it is the reason the following two months run without change orders. Where clients genuinely cannot decide, we say so and price the options as alternates in the quotation, so the choice is at least made with its cost visible. Mid project changes remain possible through a formal process, costed and signed before execution, but the projects that finish on time and on budget are overwhelmingly the ones where the thinking finished before the breaking started. We structure every project to make that the easy path.
