The complete guide
Ask any building manager in Dubai what causes the most expensive disputes between neighbours and the answer is always the same: failed bathroom waterproofing. Water finds its way through a poorly sealed floor into the slab, stains the ceiling below, and suddenly a cosmetic renovation becomes a legal and structural problem. This is why we treat the membrane stage as non negotiable.
Every bathroom we renovate gets a full membrane system carried up the walls to the required height, sealed around every penetration, and then flood tested for 24 to 48 hours before a single tile is laid. It adds days to the programme. It is also the reason our bathrooms do not leak.
A beautiful bathroom with pooling water near the shower is a failed bathroom. Floor falls have to be calculated and screeded so water travels to the drain from every point, which is genuinely difficult with today’s large format tiles. Our tilers work to level plans rather than by eye, and walk in showers get linear drains positioned where the fall actually directs water.
Dubai bathrooms fight humidity all year. Without properly sized extraction, moisture settles into grout, silicone and paint, and mould gets a permanent home. We size extractor fans to the room volume, duct them to the outside rather than into a ceiling void, and wire them to run on after the light switches off. It is a small line on the quotation that decides how the bathroom smells and looks in year three.
Spend on the things you touch every day and the things buried in walls: mixers and thermostatic valves, concealed cistern frames, and the waterproofing itself. These are expensive to replace and cheap to get right. Save, if the budget needs it, on things that are easy to change later: mirrors, accessories, even the vanity unit.
We are straight about which premium items earn their price and which are label shopping, because a renovation you can trust starts with advice you can trust.
A typical bathroom runs two to four weeks: strip out and first fix in week one, waterproofing and its flood test bridging into week two, tiling and second fix through week three, and glass, silicone and snagging at the end. The flood test days are immovable, and we tell you that upfront rather than compressing the one step that protects your property.
If you have a second bathroom, life continues almost normally. We seal the work zone, protect the corridor and clean daily.
A guest bathroom or ensuite typically runs AED 18,000 to 35,000. A full master bathroom with quality fixtures runs AED 35,000 to 70,000. Spa grade bathrooms with freestanding tubs, feature stone and smart controls run AED 70,000 to 140,000 and up. Every figure sits on its own line in the quotation, and the price you sign is the price you pay.
A bathroom renovation is the one chance to build in features that cost almost nothing today and everything to retrofit later: blocking inside walls so grab rails can be added when needed, a level entry shower instead of a raised tray, a thermostatic valve that prevents scalding for children and older family members, and floor tiles chosen for wet grip ratings rather than gloss alone. Families planning to stay in a property long term should treat these as default specifications. We raise them at design stage because the marginal cost during construction is trivial and the option value is enormous.
Bathroom technology worth having is the kind you stop noticing: mirror demisters wired to the light circuit, sensor night lighting at skirting level for 3am dignity, underfloor heating zones sized for winter months when Dubai marble genuinely gets cold, and smart water leak detectors under vanities that message your phone before a drip becomes a ceiling. What we counsel against is complexity for its own sake: imported digital shower systems with no local service agent become expensive ornaments the first time a control unit fails. Everything we install can be serviced by the team that installed it, which is the only smart feature that matters in year five.
The guest toilet is the one bathroom every visitor sees, and its renovation economics are excellent: small area, no shower complexity, and finishes that would strain a master bathroom budget become affordable at powder room scale. Feature stone on a single wall, a statement basin, proper lighting at the mirror and joinery built to the space lift the entire home’s perceived quality for a modest spend. For hosts and short let operators the calculation is even sharper, guests judge cleanliness and quality disproportionately from this one room. We deliver powder rooms in one to two weeks, often alongside a larger project but happily alone, and the transformation per dirham consistently surprises clients who assumed bathrooms only came in expensive.
Bathrooms are the smallest rooms asked to hold the most product, and storage decides whether a renovation stays photogenic past its first month. We design it in rather than bolting it on: vanities with drawers instead of doors so nothing lives in a dark pile, mirror cabinets recessed into stud walls to steal depth the room does not have, niches built into shower walls during tiling so bottles never balance on trays, and towel storage sized to how many people actually share the bathroom. In compact ensuites, wall hung sanitaryware frees floor that makes the whole room read larger while hiding pipework inside the frame wall. Every centimetre is cheap during construction and impossible after, which is why storage is a design meeting topic with us rather than an afterthought at the accessories stage. The bathrooms clients love in year two are the ones where everything has a place, and that is decided on paper, before the first tile.
Client reviews
Our previous bathroom leaked into the neighbour’s ceiling twice with another company. Falak Almurjan stripped it back, flood tested for two days and it has been bone dry for a year.
Both bathrooms done in three weeks while we lived at home. Dust sealed, corridor protected, spotless every evening. The linear drain shower is perfect.
They talked me out of an expensive vanity and into a better mixer and concealed frame. That kind of honesty is rare in this market.
A walk in shower with a linear drain replaced our tired tub. The flood test took two days and I slept fine through both.
Powder room done in nine days, and it is the room every guest comments on. Best money we spent in the whole apartment.
They found the old renovation had no membrane at all, showed us photos, and fixed it properly. Grateful we chose contractors who look.
