Most commercial units in Dubai hand over as shell and core: concrete floor, capped services, no ceiling, no AC distribution, sometimes no shopfront. Everything your customers and staff will ever see or touch has to be designed, approved and built. A fit out contractor who has done this hundreds of times reads a shell in one visit: where the services land, what the landlord’s fit out guide demands, what will fight you and what will save you money.
Every mall, tower and free zone issues a fit out guide, and it is not a suggestion: hoarding graphics, working hours, approved materials, fire strategy, even which lift your materials may use.
